The
Hundred Acre Woods
Port St. John, FL
We would like to welcome all of our new neighbors to the neighborhood.
We would looking to find a way to increase participation in the Homeowners meetings. If you have any ideas please pass them onto our president @patncindy@cfl.rr.com. If the idea has us meeting on any other night than Wednesday, please give us a suggestion on where we might be able to meet. (The PSJ Library lets us meet there only on Wednesdays, but does not charge us)

As of July 1, 2024, the governor of Florida signed bill 1203 making
numerous changes on what a HOA can and can’t do. I strongly
recommend you google it and then try and read the law. My own opinion is that it adds some very nice provisions for residents, and I hope gives some clearer rules for HOA board members to use and administer if needed. The law affects all HOA’s with 100 homes/lots or more and we barely qualify at 103. It could be said from reading why this became legislation is because if you have traveled around our state there are some huge HOA’s with hundreds or thousands of homes and some that whose annual fees are $10,000 annually or more. It appears power and money have done what they
typically do to people. In our case we are usually always broke so you get to deal with a very humble all volunteer HOA. What I hope to gain from this law is when current and future board members write you saying you must clean your driveway, trim dead
branches, clean your roof, move a vehicle/RV, a trailer or whatever is in our deed restrictions, that there is now a structure on how to make sure the resident can state their case to the board within a certain number of days at a “hearing”. Then the board will give that resident written notice of the final verdict once again within a certain amount of time.
We have posted the minutes from our August meeting on our Homeowners Information page along with a copy of bill 1203.
